Costs of Sale

  • Document Tax Stamps ($4.56 per $1,000 of sales price)

  • Preparation of deed to buyer

  • Legal fees for representation beyond drawing of deed

  • Fee for recording discharge of any outstanding mortgage(s)

  • Unpaid taxes, water and sewer fees owed to municipality

  • Rents paid in advance by tenants, plus security deposits or last month’s rent and any interest accrued thereon.

  • Smoke Detector/Carbon MonoxideCompliance Certificate

  • Any other expenses pertinent to the particular transaction

  • In some cases, home sellers may be required to pay a Capital Gains Tax.  Please consult your tax advisor.
