Buying a Home in Redding that might work as an Airbnb?
Some styles of homes that might work well for house guests are split level homes. Split level homes can have a bedroom, bath and living area downstairs, and the rest of the family living and sleeping upstairs, making it a great setup.
Split floor plans, where a master suite bedroom and bath are located on one side of the home and the other bedrooms and baths are on the opposite sides. In between the two sleeping areas are the living spaces, dining and kitchen.
A completely separate guest home on the same property would be excellent. The second homes are often called mother in law units, pool house or guest quarters.
Location, Location, Location...
Buying a home out in the country might be great for farming and animals, but the chances of attracting a steady flow of house guests maybe difficult. A home close to schools, hospitals, event centers and businesses would be a better option.
When looking for a home to buy are you thinking of renting some of the space for extra income? There are some restrictions set in place to protect the surrounding home owners and keeping single family neighborhoods intact.
Keep in mind these rules are subject to change so be sure to check with the City of Redding Planning department at City Hall, 777 Cypress Avenue, Redding, California.
Things Airbnb Style home Buyers Should keep in mind.
The numbers of rooms and occupants that can be rented out can be capped. The city is currently considering capping the maximum number of rooms in a house that can be rented to two (2) and each room can not have more then two (2) adults. The room's can be rented for a total of 120 days a year.
Parking is another consider. The house guest must be able to park on-site, which means either in the garage, driveway or assigned parking spots.
All safety issues must be addresses such as exits, fire alarms and house rules posted, and all proper permits must be purchased.
The property owner must live and be in the house during the rental period.
Some Redding residential neighborhood zoning restrictions may prohibit all rental property or running a business. Airbnb is considered a business.
Homeowners associations or condo boards may not approve short-term rentals. Condo boards commonly ban renting out individual units, which may also extend to renting rooms in owner-occupied units.
Talk to your tax advisor. If you make a profit with your home, will you have to pay taxes when you sale the property?? Each individual person is in a different situation, and a real estate agent would not be able to advise you in this area.
Check with your insurance to make sure you are properly insured to protect you and the guests.
