We know that managing your own property can be challenging and time-consuming, and our goal is to relieve your stress with professional managers, excellent communication, and cutting-edge technology to service all aspects of leasing, maintenance, financial reports, and tenant interaction.
Services:
Our goal is to help you minimize the two most costly issues that owners may face; vacancies and problem tenants. By working with you to prepare and market the property, qualifying and managing tenants, and providing the technological tools for prompt communication, we believe our services are second to none. Our services include:

  • Prompt response by phone, text or email to tenant inquires
  • Agent showings of property (we never give a key to a prospect!)
  • Tenant application process
  • Credit, background, sex offender registry, terrorist registry and eviction records screening
  • Drawing up and executing lease
  • Obtaining and documentation of security deposit
  • In person Move-In and Move-out Inspections
  • Semi-Annual Inspections, including preventative maintenance recommendations
  • Maintenance calls, service agreements scheduling, and handling of tenant issues
  • Lease terminations and renewals (evictions if required)
  • Diligent collection of Rents
  • Detailed Monthly Statement of income and expenses
  • Owner access to records online
  • Owner income proceeds disbursed by electronic draft
  • End of year form 1099 and income/expense summary
  • A licensed property manager is on duty 24 hours a day for emergencies
  • Cutting edge software allows online access for owners
  • Emails, texts and phone calls are always returned by our managers

We have a monthly management fee based on the monthly rent. We do not charge renewal fees. We do not charge a fee for vacant property, and we do not charge service percentage fees on top of maintenance calls. Please call us to discuss your particular property.
