Before You Invest In Rental Real Estate

The most important thing you can do before you invest in rental real estate is to educate yourself.  Purchase and read books on the subject.  Know the ins and outs of rental properties in your area.  Be sure you know what you’re getting into when you invest in rental real estate.  Ask yourself (and of course seek out assistance from your Real Living Sales Professional:

  • How much down payment can I apply toward the property?
  • What happens when there’s a vacancy (i.e. no income)?
  • Have I set aside funds for unexpected repairs and other expenses?
  • Do I need the property to rent immediately or do I have time (and money) to purchase fixer-upper?
  • If it’s a fixer upper, do I have time and expertise to make renovations and repairs?
  • What type of property best suits my needs: single family, apartment, duplex, condominium, or vacation property?

Thinking it through ahead of time will minimize the possibility of surprises – or decisions you will regret later.
