Seller's Closing Costs to Expect:
- The Broker's commission is a full-service fee and will cost anywhere between 5% to 7% of your home's selling price. This fee is traditionally split between the listing agent and the selling agent. As the listing agent, this fee covers my costs for advertising, signage, web sites, and 24/7 availability and service to you. If a Buyer's agent (selling agent) is involved, the fee split compensates them for time spent with and services offered to the buyer, ensuring a smooth transaction.
- Local property transfer tax, country transfer tax, state transfer tax are the charges that you'll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
- Lender fees and buyer closing costs are negotiable between a buyer and seller.
- Home inspections fees that are traditionally paid for by the seller include pest, well and septic inspections.
- Miscellaneous charges and credits can sometimes from arise from correcting problems noticed during the Buyer's home inspection.
