I have earned the coveted ABR designation from the Real Estate Buyer's Agency Council, ensuring you the best representation available. As a Buyer's Agent I can represent you at no cost to you. In most cases the listing agency pays my fee from seller's funds. When I represent you as a Buyer's Agent, I Will:

- Negotiate your sales contract to make sure you don't pay too much and help you avoid costly mistakes.
- Guide you through the paperwork involved, from suggesting reputable and trustworthy lenders to scheduling your home inspection.
- Tell you how to find answers to all your questions about the Eastern Panhandle including school infomation, neighborhoods, the economy, leisure activities and more.

Before You Start Looking For Your New Home:
- Check your credit rating. Straighten out any errors before its too late.
- Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment.
- Find a loan program that meets your needs and get pre-qualified (preferably pre-approved).
- Choose a REALTORŪ that you trust and who understands your needs.
- Decide what neighborhood attributes you would like to have and how much time you are willing to spend commuting to your job, either by car or Marc train.
- Identify important features you need your new home to have. Make lists of "must haves", "would be nice" and "absolutely NOT".

Closing Costs to Expect:
- Lender fees may include charges for loan processing, underwriting, and preparation. Your loan officer should tell you these fees UP FRONT. If they don't, ASK!
- Attorney fees include charges for the closing, the title examination, and title insurance.
- Escrows and interest fees include 3-4 months worth of homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance which are paid in advance to the lender.
- Third Party fees (sometimes paid before the closing) include the home inspection, radon inspection, house location survey and other items we determine are right for you.
- Home Owner's Insurance must be paid in advance for one full year of coverage as required by the lender.
