Beautiful lot in a prime location in Lytle Creek, Great view of the mountains Cooler in the summer and only 8 miles from the 15 freeway. Not far from shopping . Great location for Modular or Stick home. Seller is pretty solid on price but there may be a LITTLE flexibility. Water and sewer and electricity to the street. Your buyer will not have to drill a well in this area. Unlike other areas of Lytle creek where it costs $10,000 or more to put in a well. Water comes from Mountain Lakes and a low yearly fee. Build now while prices are down, don't wait until prices go back up and building costs skyrocket. This is a great area of Lytle Creek. Take a look, you'll be glad you did.
If you've been looking to buy a home in Lytle Creek, you may want to consider this awesome lot. It's actually three lots combined (Lots 1,2 &3). According to the San Bernardino Tax Assessor it's 12,600 square feet. Located in the quaint, serene "Happy Jack" neighborhood. Subject property is located at the corners of Ransom, Pollard and Meadow. Awesome views of the surrounding hills, creeks around the corner. The small subdivision of "Happy Jack" pull their water from wells, and a few still pull from the creeks. I've been told this lot already has a drilled well, approximately one hundred feet deep. All it apparently needs is the pump and a few other components as well as electricity. The major expense was in the drilling. No water bills, fresh clean spring water. Lytle Creek is on Sewer. It's my understanding you can put a stick built or manufactured home on this large lot. Lytle Creek has less than five hundred homes the last time I paid attention. Many of these homes are older cabins, while many are fairly new in the past ten years. Lots are typically 3600 to 4000 square feet. In many cases years ago folks purchased more than one, perhaps two or three creating the larger lots. This lot is one of the few larger ones left.
