The Role of the Internet
• Real Living recognizes and has recognized the importance of the Internet in the real estate industry. In 1997 our company-owned markets withdrew almost $2 million in newspaper advertising and re-directed it into the Internet. Building the best Web site with the best consumer tools and an Intranet with the best agent tools.
• Today Internet buyers have far surpassed the "traditional" buyers.
• If you are not with a company who understands this, you will be left behind.

Consumers
• Today a considerable percentage of the buyers in the market are Gen X and Gen Y buyers. These are technology savvy generations who demand the tools and services Real Living provides on its Web site.

Business Center
• Real Living's technology platform is offered via a robust Business Center where all tools are accessed and delivered scalable to you.
• There is a new way and old way of doing business. The old way was: Hire a new agent and have them purchase off the shelf products including contact management systems, someone to host and build their site, figure out bulk mail, etc. Today, our model is to go to the Business Center for everything you need: forms, contracts, contact manager, Web builder, direct mail, listing presentations, etc.
• When you join us, you receive a username and password. The graphic on this slide highlights the first page that you will see.
• The goal of the Business Center is to make your life efficient and provide you with all the tools necessary to transact. Everything from online office capabilities to prospecting to training. It is ALL here.

E-Mail
• Real Living provides you Outlook Web Access to check your e-mail anywhere you can get online.
• We also provide you a "branded" e-mail address, which looks more professional then "@aol.com" or "@hotmail", etc.
• We also provide you a calendar within Outlook Web access.

Online Contacts
• Real Living's contact manager is designed to save you money from purchasing your own contact manager solution, and to also fully integrate with our prospecting tools and automated marketing features.
• When you join us, I'll coach you to continuously put contacts in your database because of all the automated marketing that occurs when customers are stored there. For example, every time the e-newsletter button is selected within contact manager, the customer will receive an e-newsletter monthly from you.
• No sharing of data so you can feel comfortable inputting and storing contacts.
• Separates contacts into categories (e.g. prospects, buyers, etc.) and enables you to create an unlimited number of farms.

Forms and Contracts
• Real Living places your most-needed forms and contracts online
• Anywhere you can get online (Home, hotel, vacation, etc.) you will be able to complete an agreement.
• One place for EVERYTHING!

Agent Personal Web site
• The Internet is vital to capturing customers and marketing in the real estate industry today. So, we feel it is essential that you have your own Web presence. We provide you your own customizable Web site where you can drive the URL of your choice. For example; www.JohnSmith.com.
• Additionally, we provide you a Web Builder tool on the Business Center where you can go to customize your personal Web site. With four steps you can create links, add pictures and personalize your Web site.
• Agent listings: the entire MLS and all the search tools on the company Web site will be housed on your personal Web site so you can market YOUR site as the place for customers to go for real estate.
1. Because we feed the MLS data to the company and agent Web sites, we "manipulate" it too. When a consumer starts their search on your Web site, the system recognizes this, and if you have a listing within the search criteria of the consumer, YOUR listing goes first. Then the system pushes all other Real Living listings to the top PRIOR to any other IDX listings.
• The Web site we provide you is one you'd spend $200-$2,000/month to re-create on your own - providing huge value and savings.
• We are Agent Centric. Most companies and other broker-centric brands will provide a Web PAGE for an agent. Real Living provides a fully functional SITE for you to customize and market.

• Does your brokerage provide you with your own Web site?
• What do you do to prospect and keep in touch with your customer base?

E-Cards
• At Real Living we provide you with several ways to touch your database regularly. First are e-cards. This is essentially an online Hallmark store with templates ranging from Just Listed/Sold cards, to Holiday/Seasonal cards to reminders to set your clocks back. Any reason to communicate with a customer is here.
• E-cards interact fully with Real Living's contact manager.

E-Newsletter
• Real Living's e-newsletter is an automated marketing feature that enables you to simply click a button for a contact in your contact management system that says "e-newsletter." Every time this button is selected for a given contact, the contact will receive an e-newsletter from you.
• The e-newsletter is customizable, but if you choose not to customize or forgot to customize, an e-newsletter with professionally written articles is still sent on your behalf.
• When the recipient receives the e-newsletter in their inbox, there is a two sentence teaser. When the recipient chooses to read more, they are sent to YOUR Web site to read the full article.
• We drive customers to you vs. driving them to Real Living and then back to you.

Direct Mail
• At Real Living the No. 1 common characteristic among our agents is that they are frequent direct mail users. The No. 1 reason why agents don't participate in direct mail is that it is time consuming and expensive. Real Living has created an online interface to overcome the time and money objection.
• With minimal time and steps you can send a Just Listed/Sold card or choose from a variety of templates.
• The program integrates with contact manager or you can take advantage of our automatic address selection feature. To use auto-address selection you do not even need a database. Simply tell the system to send it to the closest neighbors of 124 Elm St. in Anytown, USA, and the system finds those addresses and sends the cards.
• Price ranges from $0.30 for small black and white bulk mail cards to $0.60 for jumbo, four-color, first-class. No more bulk-mail permits, finding a printer, designing a card, etc. It is all done from your Business Center.
• Cost is billed to your credit card on file.
• Our system also offers you the ability to add the list of contacts generated from auto-address-selection to your contact management database. Simply check the box to add the list to your contact manager and give it a farm label and it is done, free of charge.

Direct Mail - Monthly Series
• Real Living also simplifies regular post card mailings by creating campaigns one time for multiple mailings. Automated marketing - work smarter, not harder.
• We have several campaigns including:
1. Seasonal - Back to School, Halloween, Holidays, etc.
2. Home Maintenance - Clean your gutters out in the fall, landscaping tips, etc.
• Simply tell the system what months to send and what customer list to send it to and you are set with very little effort.
• Reminders are sent via e-mail monthly to update your order and to alert you that it is being sent.

Customer Acquisition

Listing Presentation
• Real Living provides you with two different listing presentation materials and options:
• First is a Pick ‘n Click presentation
• Second is a PowerPoint presentation
• First, I'm going to discuss our Pick and Click presentation.

Pick ‘n Click Presentation
• This option for a listing presentation gives you the flexibility and customization in a printable version of a presentation.
• As you can see from the graphic on this slide, you simply pick the pages of the presentation you would like to add and click the pencil to edit and fully customize the page.
• Then print it out and present a professional package to your seller or buyer.
• There are two different types of presentations:
1. Buyer
2. Seller

Real-Time Listings
• Newest Listings was created by Real Living for two primary reasons: 1.To enable you to put a listing on your public/company Web site in real-time - prior to it going into the MLS - as a competitive advantage and for speed; 2. To encourage and enable you to tap into some key ingredients to a listing presentation via a two-step listing process. NOTE: Most agents will know what this means, however, if they do not explain that a two-step listing is: 1. Go to the home and take pictures and do some initial analysis prior to your meeting/presentation; 2.Prepare your presentation with THEIR house featured on your materials.
• Once some pictures are taken (up to 27) and some analysis is done, you can add the data into a form that is similar to the MLS data - entry field. For example address, pics, sq ft., garage, etc.
• Using the data provided, listing materials are automatically generated and a series of buttons will appear including. Web listing, fact sheet, just listed, CMA, etc. By simply selecting these buttons one -by-one, materials are created for printing and/or displaying in a presentation.

Real-Time Listing Tools
• As you can see from the graphic on this slide, by simply clicking each of the buttons, key ingredients of the listing presentation will print featuring YOU and your actual listing.

MyRealLiving
• Is another example of how Real Living continually innovates and stays ahead.
• This is a tool for consumers and agents that have revolutionized the way these parties communicate. MyRealLiving provides the ability to save searches, schedule meetings, share documents and property listings, calendar functions and much, much more.
• Consumers sign up for an account, choose an agent and have instant access to listings; and can save searches and share listings with family, friends, agents, etc.
• The ability to save searches and share is the dominant feature here.

RealPING
• In the spirit of enabling you and consumers to connect easier, we have partnered with a tool called realPING. This technology enables a customer to click a button and "talk with me now." It automatically dials your phone and the online customer's phone and puts you in touch with your online customer instantly. A powerful agent-centric tool!!
• The charge for this is $9.99/month which is a savings Real Living negotiated and there is no set-up charge.
• Sign up online on the Business Center.
• 80% of consumers expect to be connected in less than two hours. 20% of consumers expect IMMEDIATE contact. Gen X and Gen Y - (80% of the buyers) demand immediate contact too.

Marketing Overview
• Having offices coast to coast, Real Living understands your marketing needs and has created scalable templates for any marketing need you have.
• From print to radio to television, we have templates created, and we make it simple for you to tap into.

360° Marketing Integration
• 360° shows Real Living's marketing deliverables in three categories:
