For Intown Atlanta Neighborhoods
Golden Rule #1 - LOCATION
Location, location , location with a caveat....a location that is best suited to you. While in town Atlanta neighborhoods blend, intersect and encompass but a few square miles, one block can make a huge difference. Proximity to shops is great for those who choose to walk more than drive but this proximity can mean more pedestrian traffic in and around your home. Being close to a school is convenient for those with kids but perhaps dealing with carpool traffic at 8am and 3pm is not convenient for others. My advice... Drive through the area during morning, afternoon and on a weekend to ensure you understand the "flavor" and "vibe" of the neighborhood and that it fulfills your lifestyle requirements.
Golden Rule #2 - USE A REALTOR
Real estate transactions are complex. Furthermore, the State of Georgia is a “buyer beware” state. This means that the responsibility of due diligence lies firmly on the buyer. Partnering with someone who handles transactions day in and day out can offer many benefits.

Golden Rule#3 - PRIORITIZE
Atlanta offers a wide variety of housing, shopping, transportation and dining options. What is important to you? It is good to start with a MUST HAVE list. These are the features you absolutely need in your next home. If you are a family of 4 with a work at home parent then you will NEED 3 bedrooms and an office. A single female that travels 3 days a week for work will NEED a low maintenance, secure, lock and leave home. These are the non-negotiable features.
Next you should create a wish list. It would be nice if…the family of 4 had a fenced yard but a park nearby would also work. It would be nice if… the single female lived in a condominium with a pool and fitness center on site but a gym nearby would also work for her. This WISH list items are the added bonuses that make life a little bit easier.
As your real estate advisor, I cull through properties and discard all that do not meet your NEEDS. From that point I refer to your WISH list and present you with a handful of properties for you to review. I typically preview the properties to verify that the listing information is correct or to identify any crucial deal breakers before I take you to see the homes. This process saves everyone time and concentrates your buyer efforts on homes that will work for you!
