Property Management Plans:

Option #1
(Management Contract) Good Neighbor Realty Property Management will:

  • Perform a Rental Comparable Market Analysis (R-CMA) of your property that advises you about the marketability of your property and current market rents for your area.
  • Recommend improvements to your rental property to increase its value.
  • Perform a Documented Inspection of the Rental Premises with pictures.
  • Advertise your property and find you a tenant.
  • Show your rental property to prospective tenants.
  • Obtain a complete tenant application & income verification.
  • Run a comprehensive credit evaluation, employment history, rental and eviction history, and criminal background reports then present tenant information and history for your review.
  • Prepare attorney approved lease agreements and renewals.
  • Collect all applicable funds, check-in tenant to unit, and document walk through inspections.
  • Collect the monthly rent on your behalf.
  • Charge late fees for late rental payments to discourage tenants from paying late.
  • Handle evictions if needed. An attorney fee is required from landlord.
  • Inspect the property, by appointment, as needed.
  • Provide a list of approved contractors to service the property in emergencies.
  • Always notify you of any problems, ASAP.
  • Notify you when the end of the lease is near so you can renew the lease and or review the rental rate and other options at that time.
  • Provide a fully staffed accounts receivable department at your service.
 

Option #2 (Lease Only Contract) Good Neighbor Realty Property Management will:
