Pros
| Downtown locations | | Security (buzzers to unlock doors, close proximity with neighbors, security guards, etc.) | | Low maintenance (Condominium mows grass, shovels snow, does plumbing, etc.) | | Affordable for first time buyers, singles | | Amenities (Swimming pool, tennis courts, fitness room, etc.) |
Cons
| Share interest in the land, never own | | Share walls with neighbors (run into them more often) | | Monthly condominium fees | | More sensitive to resale (less unique due to similar units in building) | | Governed by Covenants, Conditions, and Restrictions (Includes restrictions on noise levels, pets, renovations, curtains on your windows, etc.) |
What do my condominium fees pay for?
A big difference between condominium living and owning a single family home are the condominium fees. Condominium fees are roughly over $100/month and its fair to know exactly where that money goes so you can determine if its money well spent for your needs. These fees can be divided in the following ways; building maintenance, salaries (groundskeepers, handymen, doormen, and management), use of common areas, use of amenities (pool, fitness center, and tennis/basketball courts), special assessment fees (unexpected repairs), snow removal, master insurance policy, and some utilities.
